These apartments are units listed for sale by the Military Property Agency (AMW). The Polish Armed Forces dispose of parts of real estate located in various places across the country. "On paper" it looks excellent. Among the tenders announced by AMW are real bargains. Apartment prices differ significantly from market prices, which may encourage participation in the auction. And here comes the problem. The fact that an apartment is listed at a certain price does not mean it can be purchased at that price, because the auction follows one main rule. The winner is the one who offers more.
Attractive apartment prices from the military
Owning a home in Poland remains out of reach for many people. All because of too low wages and still too high property prices. Although in 2026 the average offer price of units decreased, it is still too high for many Poles to cover the costs.
In such a situation, units listed for sale by the Military Property Agency can prove to be a great offer. After all, their price – at least the starting price – is much lower than those available on the open market. And here the stairs begin. This is the starting price, meaning it is not the amount at which the unit can be purchased, but the starting point of the auction. In such cases the winner is the one who offers more, so the theoretical bargain may turn out to be less attractive already at the proposal stage.
Nevertheless, the prices listed in the tenders may encourage participation. The full list of units listed for sale by the military is available on the website of the Military Property Agency. Among the proposals are apartments, houses, and also plots available in various parts of Poland. Their prices can indeed attract attention. In Warsaw, the average price is about 15,000 PLN per square meter. It is a large amount, but still lower than those available on the commercial market in the capital. It is considerably cheaper in smaller towns. For example, in Wrocław you can find a unit for 7,000 PLN per square meter, in Szczecin 5.5 thousand PLN per m², and in Poznań close to 11.5 thousand PLN per m². And these are not all bargains. Beyond large cities, you can find very cheap properties. An example is Mirosławiec Górny in the West Pomeranian Voivodeship, near the military training area in Drawsko Pomorskie. There a 50‑square‑meter apartment was listed for sale for just under 100,000 PLN, which is less than 2,000 PLN per square meter.
I emphasize again that this is the starting price, and during the auction – if there are other bidders, of course – it may turn out that the final price will be much higher. One should also remember that these are second‑hand apartments that may require smaller or larger financial investments to live in them.
How to participate in the auction?
Anyone can join the tender, but before doing so certain conditions must be met. The necessary condition is paying a deposit, which, like in the case of court auctions, usually amounts to 5 or 10% of the property value. If the auction is won, the money will be applied towards paying part of the purchase price. Those who paid a deposit in a specific tender but do not win will have their money refunded. This will not happen only in the case of winning the auction, but also if they withdraw from purchasing the property.
