Satoia investing in central Poland: acquisition of 10 hectares of land in Wolbórz.

Satoia S.A. continues to expand its investment portfolio. The company has acquired from CPD S.A. 10 hectares of land in Wolbórz, located near the Auchan transshipment center and adjacent to the S8 expressway, with potential for warehouse development covering an area of approximately 43,000 square meters.

Avison Young investment team advised in the purchase, while PwC provided legal advisory. Satoia S.A. purchased the plot along with complete documentation prepared by Kwadrat, which will expedite the development process.

Satoia is about to complete its flagship investment, Wrocław West, in Kąty Wrocławskie, near the A4 motorway. The developers are currently in the preparation phase for the construction of a warehouse-logistics park with social and office facilities, with a total area of approximately 390,000 square meters.

We see a gap in the construction market, while the demand for property rental remains high. Particularly attractive are areas where rental can commence within 6 months of signing the agreement. Satoia is currently working on dozens of hectares of land, and plans for the second half of 2023 involve the purchase or signing of conditional agreements for several hundred hectares.
